SUMMER

POLICIES OF THE HOUSE

(Mainly for the avoidance of damage)

Deck:

Awning - The awning can be adjusted in and out using the hand crank on the grill side of the deck.
DO NOT use the grill under the awning. Also please do not leave awning out while you are away.
If it looks like a storm, roll the awning in, history has taught us that the arms can break in the wind and heavy rain. The arms are really expensive to replace. Your damage deposit is not enough to cover half of it.

Deck plants - As a favor we ask is to water the plants on the deck if it looks as though they about to succumb to drought conditions.

Dehumidifier: - Another favor we ask that you please empty the dehumidifier once a day. It probably helps the humidity for sleeping downstairs as well.

Pet refuse:

There is a dog walk area behind the garage at the far south end of the condo complex. The Condo Association has a fine for failure to pick up after dogs ($100), and I prefer not to have to pay this for you so, when it happens, please take care of it.

Trash and Recycling:

There are two dumpsters in the lean-to like structure against the first garage. The one on the right is for trash and the one on the left is for recycling.

Wireless Network:

The SSID for the network is DD-WRT There is no password on the network so you should just be able to find it and connect.

Kitchen:

Countertops are soapstone and scratch easily. Please open wine bottles on cutting board or other surface between stone as you are likely to end up with circles the size of your wine bottle otherwise. (applies to opening other jars as well)

Use cutting boards when slicing.

We prefer not to place slicing knives and wine glasses in the dishwasher. The wine glasses break and the knives dull quickly.

Coffee: There should be pods for the Keurig in the rack by the machine and others in the pantry. If you prefer not to use the Keurig there is a French Press and a regular drip coffee maker in the cupboard above the range. Ground coffee is in the pantry.

Living area:

AC/Heat pump

The white Fujitsu remote controls the AC. Press the yellow button to turn it ON

Blinds:

Please do not mess with the blinds. They are a pain to adjust.

Smoking:

Smokers should retreat to the deck or out of doors.

We hope these policies help and you and your group can relax and have a terrific time here in Stowe.

Thank you, your hosts,

Don & Joanna Huffman

WINTER

POLICIES OF THE HOUSE

(Mainly for the avoidance of damage)

Entry:

Remove shoes in the entry hall. In winter use boot tray for wet and snowy shoes.

PLEASE DO NOT LEAVE ON LAMINATE FLOOR AS WILL WARP FLOOR.

Kitchen:

Countertops are soapstone and scratch easily. Please open wine bottles on cutting board or other surface between stone as you are likely to end up with circles the size of your wine bottle otherwise. (applies to opening other jars as well)

Living area:

AC/Heat pump

The white Fujitsu remote controls the AC and heat pump. You may select COOL or HEAT mode pointing the remote at the unit, pressing the yellow button to turn it ON and then pulling the lower part of the white cover down to expose the mode button. Toggling the choices on the mode button allows you to pick COOL or HEAT. I find these two modes satisfy my desires without further complicating the issue. The unit upstairs in the master suite works the same way. The heat pump will work when the outside temperature is at least 20 degrees Fahrenheit, otherwise use the thermostats on the walls (one on each floor to control the base board heat). The Fujitsu is the most efficient way to heat the house.

Gas fireplace - please use only for ambiance and not as a primary heating source. Do not leave on when you leave. The switch to turn it on is to the left of the smoke stack.

Blinds:

Don't mess with the blinds. They are a pain to adjust and no one is spying on you anyway.

Smoking:

Smokers should retreat to the deck or out of doors.
